Can you teach drive?
Your experiences in life gives you a choice: Can I make the most out of this day if I have what I am equiped with. If I don’t have the right equipment/knowledge/tools, can I get them?
Your drive is what can help and hurt you. If you have no focus or direction, drive will hurt you. Do not be a slave to your drive.
Cory wholesales houses. He is missing profits on other deals. Because he is only doing wholesaling, he and his team is getting way better at wholesaling and they are becoming leaders in that aspect of real estate investing.
Wholesaling is getting a contract on a property and selling that contract to another end buyer. In Oklahoma, they can quickly turn around and find a cash buyer.
He does 7 -9 wholesaling single family transactions a month.
How do you find the deals?
There is lots of data available to sift thru the people who are more likely to sell. Examples are age of owners, how big the house is, how old the property is. List Source is a great way to get motivated home owners. Local county courthouse has great information, but you need specific criteria to use to uncover prospects.
Successor Data gives data on inheritance properties and probate homes.
Shotgun versus sniper approaches.
If he could do it over, Cory would study multi-family properties. Once you understand how these assets appreciate, your world changes for the better. Cory just closed a 128 family complex.

They live Durham, NC, and focus single family homes. Buy and flip or buy and hold. Both still work full time. Greg is an IT manager for the state. Tia manages international drug studies.
In 2010, they started seriously investing in real estate.
One their biggest lessons was with their first property. They did the repairs themselves. It took so long to do that it cut into the profit of the deal. Now they work with a contractor.
You pay for your education one way or the other.
Their advice as a couple working together:
First, the relationship is most important. Delegation of responsibilities. They have meetings every morning.

A little house on Hollowbrook Dr. was an interesting deal. A wholesaler is someone who negotiated a deal. He sells the paper on the deal.
The wholesaler is paid an fee.
He made $40,000 on assignment. Nelson made $40,000 of the rehab.
Wholesaler had a contract to buy at $70K.
Paid him $40K.
Rehab $20K.
Total cost: $130K
Listed at $200,000.
Profit: $45000 after realtor fees.
This took about 3 months.
Wholesalers can be found at REIA meetings.
As a father/son business, they have special challenges. They are working on specific responsibilities and who does what.
Their advice to a new investor:
1) Delegate. There are so many tasks. Find people who can take over some tasks so you can focus on building the business.
When they did their own rehabs, they did 5 deals a year. Once they had others do the rehab, they doubled their deals.
