    Wendy and Jay share a story about how she tithes Wednesdays. She spends Wednesday 10 am to 3 pm to talk, mentor and consult with people for free. Most people, real estate brokers, investors just want to get another perspective. She is booked solid for the next months.

    Why are you doing what you are doing? Until you answer this question, you will be running around with your hair on fire and not feeling fulfilled.

    Being of service is so important for success.

    Wendy lends throughout the south-eastern states, mostly single houses, and multi-use commercial or residential buildings. They look at each deal individually.

    She accepts funds from accredited investors to invest in her fund. They look at 7-9% returns in the fund. $5 million net worth or higher.

    Wendy’s best advice for new investors who have not done a deal yet:

    Get plugged into your local REI meetup groups. Great education cheaply. Get to see all the different types of RE out there.

    You reap what you sow. The reaping is exponential when you sow with no strings attached.

    His first deal was a Lease-Purchase. in 1997, as an FT Dance teacher, Tony was interested in investing. He wanted to buy his own house. He made an offer. They went back and forth until they agreed and closed. He rented rooms out to university students. This was before Airbnb.

    Now real estate investors need to have exceptional communication skills in order to create the trust to close deals.

    Before becoming a real estate investor in 2016, Blair was a sound recorder for TV talk and reality shows, like Dr. Phil. He did that for 12 years in Hollywood.

    He read Rich Dad, Poor Dad, then started a side business.

    He finds leads by calling expired listings. Then he uses Facebook ads and gets one lead out of 24 FB ad responders.

    He has a team of three. One FT VA in the Philippines who call leads, two acquisitionists.

    His team runs the closing calls. Everyone is paid on commission: 20% on the down payment.

    Blair uses Seller Financing to close deals. “What’s the best you can do Price/Payments/Financing?”

    Blair explains how he finds buyers. He uses each property as bait for more buyers. All prospective buyers go on a list. In the deal, Blair discusses he switched the buyer from a renter to an owner.
