Hey, what’s up, guys? Jay Conner here, The Private Money Authority, and I’m so excited to be bringing to you another episode right here, Free Coaching Friday, also here on the podcast Raising Private Money. Why in the world are we here in front of a church building in Morehead City? I’ll tell you why we’re here.

First of all, I’m gonna wanna share with you how to raise private money without asking for money. All right? How to raise, and how to attract private money for your real estate deals without asking for money. The reason we’re in front of this church building is that this is where my world of attracting private money started all the way back in January 2009.

[00:00:49] Jay Conner: 

My wife, Carol Joy, and I, we’ve been investing in single-family houses here. For 20 years, all the way back to 2003. For the first six years, we relied on local banks, and then I lost my line of credit. What in the world happened? I learned about private money, put my program on steroids, and raised over 2 million in less than 90 days.

And I’m gonna share with you this morning exactly how you can do the same. It was on a Wednesday night here at Bible study in this church in January 2009. I had two deals under contract. I had lost my funding at the local bank, and I learned about private money. I put my program on steroids and I started teaching people what private money is all about and how they can get high rates of returns safely and securely.

[00:01:33] Jay Conner: 

Here’s exactly what happened. I walked into the church building here on a Wednesday night, and I knew I wanted to visit with a gentleman for the sake of privacy, let’s say his name was Frank. So I’m looking for Frank as I’m walking into the building and I’m gonna share with you exactly what I said to him and how you can use this technique.

To raise private money for your real estate deals as well. Follow me right now. I got Ashley here with the camera. I got Brenda over here. I wanna show you how to get my free private money guide in just a moment as well.

When I walked into this church building on a Wednesday night, all the way back in 2009. So I walked in here to the foyer, this very foyer, and I walked up to Frank. I said, Frank, I got something I want to share with you confidentially after Bible study when we finished. And he says sure we can visit.

[00:02:31] Jay Conner: 

So Bible study’s over with, and we walked right in here to this nursery. So we walked in here to the nursery after Bible study was over. And I walked up to him. Now, this is how this is exactly how I raised my first $250,000 in private money without asking for any money. What I use is what I call the indirect method.

[00:02:57] Jay Conner: 

The indirect method of attracting private money without asking for it. How does the indirect method work? Here’s how it works. I simply am not asking for money. I’m asking for help. So I shut the door. I start talking with Frank, and I said, Frank, you know everybody in this town. You’ve been involved in the Rotary Club, and you’ve been in business for yourself for decades.

[00:03:22] Jay Conner: 

I need your help. I have now opened up my real estate investing business, and the people that I know and trust that I’m now paying insane high rates of return when people start investing with me. So Frank, when you run into somebody that is complaining about the low-interest rates or the volatility, the stock market, and losing money in the stock market, would you refer them to me and I’ll tell ’em about my private lending program?

[00:03:47] Jay Conner: 

Of course, you know what Frank said? He says now Brother Jay, what are you talking about? And he said, what kinda interest rate are you paying? And I said that sort of depends on the deal, Frank. I said, but are you saying you and your wife might be interested? In investing. He says yeah, we’re getting hardly anything in our CDs at the bank and we’re losing money in the stock market.

[00:04:06] Jay Conner: 

And I said what sounds high to you? He says of course, back in 2009, you could get 3% in a cd. He says, I don’t know, I guess maybe five or 6%. I said, Frank, I can’t pay you five or 6%, but I can pay you 8% return on your investment. He looked at me, and he said, Brother Jay, put me down for $250,000. I went to his and his wife’s home the next day.

[00:04:29] Jay Conner: 

I taught them my entire private lending program, which only takes 20 minutes, and they became my first $250,000 lender. That’s the indirect method in this order of private money. The way I do it and the way that you can do it. There’s no begging, there’s no chasing, there’s no selling. There’s no persuading.

The most dangerous time to try to be raising or attracting private money is when you need it for a deal. Now that’s begging right there, so get the money lined up first for your private money deals.
